HOA

Overview

Look Rock Estates is governed by a homeowner’s association that ensures the development’s mission is implemented fairly and universally.  The Annual HOA meeting typically occurs in March and each lot owner gets one vote (some own more than 1 lot and therefore get as many votes as lots owned).  There are currently approximately 55 lots within the voting HOA membership.

The main purpose of the Annual Meeting is to bring owners up to date on the activities of the estate, the presentation and subsequent vote on an annual budget, and the election of office holders (President, Secretary, and Treasurer) along with the Directors of the committees (i.e. Roads, Architectural).  With more than 5 miles of private roads in a mountainous region, maintaining our roads is a major priority of the HOA as it ensures the safety and well-being of Look Rock Estates residents.

Annual Dues

Look Rock Estates lots comprise a majority of the HOA.  In addition, we also have a relationship with three existing developments who abut the development and use parts of the road.  These developments include Windy Mountain, Chilhowee Mountain Estates, and Misty Ridge.  

Annual dues for Look Rock Estate, Chilhowee Mountain Estates, and Windy Mountain are $1,200 per lot.  Misty Ridge lot owners pay $465 annually per lot.

Recent Amendments

The threshold for amending the HOA Covenants is 75% of the lot owners, which currently represents roughly 35 yes votes to pass an amendment.  In 2023, the HOA presented an amendment to assess a one-time road maintenance fee of $10,000 for any lot owner who plans to build and has Architectural Committee approval for commencing construction.  Trucks with large payloads traveling up and down the steep grade roads that the HOA maintains does serious damage to the asphalt so the fee is a way of raising revenue for any impact the construction will have on our roads.  The amendment passed and an electronic version is below.

In keeping with our mission to maintain the “natural beauty and tranquility of our mountaintop oasis,” and thus maintaining the privacy and integrity of our community, the HOA membership passed a prohibition on short-term rentals of any structure for any term of less than 180 days in 2024. This amendment is specifically aimed at preventing the use of any property within the community for rental purposes through platforms such as Airbnb, VRBO, or other short-term rental services. This measure is intended to preserve the peaceful and residential nature of our neighborhood.  Again, the pdf of the amendment follows.
